Competitive Market Analysis: I will provide you with a free competitive market analysis and help you determine the most effective list price for your property. I will meet with you in person to discuss market conditions and share the best strategy for the optimal result.

Advertising: Your property will receive extensive online advertising and will also be promoted on social media. Delap Real Estate employs a social-media expert to assist with marketing your property to the greatest number of prospective buyers. The agency also conducts print campaigns with the local publications listed at the bottom of this page.

Open Houses: I will launch your listing with an open house to give your home the maximum amount of exposure. Open houses create the most fertile atmosphere for a potential multiple-bid situation. They also reduce the number of times you’ll need to vacate your house for showings. If you desire, I will hold multiple open houses until your property sells.

Private, Accompanied Showings: I’m happy to arrange private, accompanied showings if you prefer these to open houses. I can also organize a combination of open houses and private showings. In all circumstances, I will accommodate your personal preferences and needs.

Home Enhancement: I will develop a plan with concrete suggestions designed to attract prospective buyers. If needed, I will assist you with staging your home with the furniture and items you already own.

Visual Tour and Listing Description: When creating your listing, I will give careful consideration to how to present your home in the most flattering light. I will emphasize key features of your property and provide beautiful, professional photography of both the interior and exterior. In addition, I will provide professional drone photography, video and floor plans as needed.

Real-Estate Tour: I will show your property to the agents from my office so they are familiar with your home and more likely to show it to their own clients.

Multiple Listing Service: Your property will appear in the local Multiple Listing Service on the date you select for your home’s debut on the market. The listing will feed into real-estate sites across the web so that both local buyers and people relocating to the Pioneer Valley will notice it.

Delap Yard Sign: I will place a DELAP FOR SALE sign on your property to help generate calls to my office from prospective buyers.

CUSTOMER SERVICE

Personal Touch and Timely Response: I will return your phone calls, emails and texts on the day you contact me and will give you regular progress reports on the promotion and sale of your property. I will personally make all appointments with agents when they request showings. I will stay in close touch with all interested parties and diligently follow up on every lead. I will give you feedback within 24 hours of every showing to keep you updated on how prospective buyers are responding to your property.

Purchase Offers: I will review all purchase offers with you as they’re presented and will negotiate on your behalf to reach a purchase-and-sale agreement with terms that are favorable and protective of you.

Closing the Sale: I will monitor the transaction closely and keep you updated on all developments, including the satisfaction of all contingencies and conditions.

Financing: I will review each bidder’s financial status with you. I will cooperate with appraisers and stay in touch with the buyer’s agent regarding their client’s progress in securing a mortgage.

Transparency: I will let you know everything that I know — every step of the way. I’ll meet with you to discuss solutions to any issues that arise and will offer you my best advice on how to proceed.
